Other rooms to renovate!

We are progressing with the second bedroom. I have determined that due to soooo much water getting into the attic above this room, the insulation and lathe must also go. So...we are tearing the entire ceiling out. Will install new faring strips before re-covering the ceiling. I will be at the house later today and will take some photos of the progress.

As for the rest of the house, we tore into some other areas, namely the ceiling and fireplace in the dining room, the ceiling in the seated rotunda on the west side of the dining room, and most recently the library/den. Here are some pictures of each area prior to doing any work.

Renovations to second bedroom on-going!

Here is the updated version of the second bedroom. Additional floor joists added and new sheeting put down. Due to some different widths being used for wood back in the day, I had to shim a few places to get everything level but it all worked out great!

WATER!

I was worried about all of the rain we received last night and sure enough...it found its way into the house. The first bedroom is dry but the second bedroom got some water which siphoned its way down to the dining room. Luckily, I stopped in early this morning and we got it cleaned up. We put additional tarps on the roof which should prevent anymore leaking. Rain is not my friend right now.

Everything must go!

Hi again. Well...I have removed most of the plaster off the chimney stack in the second bedroom and uncovered the old fire place that used to be visible. It had been plastered over and I will leave it exposed...along with the remaining brick. I removed two layers of floor boards that were rotted. The floor joists underneath were in remarkably good shape. Wow...they really knew how to make a house back then. Some of the two and half inch thick oak beams are notched to fit into one another along with some old water soaked, round Amish pegs...in lieu of nails. Very neat. I removed the old cement hearth, reframed that area and dug out the old fireplace. Not sure what to do yet with this room. May leave the out wall as exposed brick. There are two beautiful brass and crystal sconces that hang on the fireplace as well. Here are some photos for the progress in the room.

Second bedroom underway!

Since progress with the first bedroom is going so well, I decided to tear into the second bedroom. Believe it or not, this room had as much if not more damage than the first. Same problems...water damage to lathe/plaster, floor boards and support beams, some ceiling damage. Fortunately, the outer wall in this room is brick so there is not wooden wall structures to replace. Here are some of the photos before I did anything to the room.

Final preparation on first bedroom.

Hi Guys!

I decided to remove all of the plaster from the chimney stack in the first bedroom and it looks awesome! All of the drywall is up and we will be mudding/taping it today. I will be using a grinder to remove any last plaster remaining. So...the prep work for bedroom number one will be pretty much done today. Yay! Here are some photos of the latest work. Big difference from the before pics, right!? Just wait until it gets carpeted and painted/wall-papered!

First bedroom half-way done!

The first bedroom project is about halfway done. All of the damage that was done by rain water has been removed and replaced with new wood. All of the wall and floor beams are now solid and supported. The floor has been re-sheeted and new insulation installed in the walls and ceiling where it was missing. I have removed some of the old plaster from the chimney stack to expose some of the brick and will leave it this way to give the room a different look. All of the loose paint has been scraped away and the trim/molding removed. I should be able to get the new drywall installed in the next couple of days on the walls and ceiling. I still need to remove some very old wall paper from two of the walls. Any suggestions on the easiest way to do this? Windows will be removed, refinished, and re-installed. Paint and carpet will be last with some electrical upgrades.

Sorry...forgot my camera. Will attach photos later this week.
